Located just 50 miles Northwest from Nashville is what Money Magazine called the best place to live in the United States. With a very diverse population of over 166,000 people Clarksville is a rare place that has a small town feel, with all the amenities of a big city, yet still cost of living is lower than most cities in Middle Tennessee.The housing market is absolutely HOT in the Clarksville area. Homes, neighborhoods and apartment complexes are getting built nearly every day and people still are buying and selling at an amazing rate. There are a few factors which keeps the price of housing lower than the average city in Middle Tennessee. 

 

  • First and foremost is that it is a military town. Ft. Campbell is in between Clarksville and Hopkinsville, KY and is home of the 101st Airborne and 160th Special Operation Aviation Division. As of FY2021 Fort Campbell has 27,100 active members of the US Army, over 50,000 of their family members, over 8,000 Civilians and contract employees, and over 163,000 retirees and their families.  

 

  • Clarksville is also a college town. Austin Peay State University is one of the most well known and respected universities in the state. Its in-state tuition and fees are $8,761; out-of-state tuition and fees are $14,305.  The campus totals 196 acres and has just under 9,000 undergraduate students currently enrolled. However only 11% uses student house on campus. The remaining 89% live off campus.

 

  • Clarksville is a very sought after market for investors. Middle Tennessee has been one of the hotspots for investors over the past few years. However, lately with home prices in the Nashville area going up many investors have started buying up properties in Clarksville because home prices are still relatively low compared to the rest of the state but demand for rentals are still high.

 

JOB OPPORTUNITIES

 

One of the biggest reasons to move to Clarksville is the business opportunities that are available. Clarksville is very well known to support their local businesses which is fantastic but there are many international companies as well that hire many employees. Companies such as Convergys, TTEC, LG, and TRANE just to name a few. But with the state of Tennessee being ranked #7 on Forbes’  list of the top states for Business it is not a surprise that there are opportunities everywhere. Even if you have to take the 45 minute drive to Nashville.

 

COST OF  LIVING

 

If you are looking to move somewhere with a low cost of living then Clarksville might be the perfect place for you. The cost of living in Clarksville is actually 9.7% lower than the national average as well as the cost of housing is lower than most of Middle Tennessee with the average home price is around $350,000.. Sales taxes in Clarksville is 9.5% and there are no state income tax for Tennessee. Also,, Clarksville is right on the border of Kentucky which most raw groceries and unprocessed foods are exempt from the Kentucky sales tax. So if you wanted to save some extra money, many people go over the border for their shopping up to Hopkinsville. 

 

CLIMATE 

 

Unlike many areas in the country, Clarksville actually has 4 seasons. Fall and Spring are pretty comfortable weather with 4 months ranging between 70° and 85°. However, summers will average highs up to 89° with the hottest month to be in July, but the humidity will be what gets you if you're not used to it!  Winters can be tough but not as brutal as you will see up north with average lowest temperatures around 29° and the hottest month to be January. 

 

TRAFFIC

 

The traffic in Clarksville is lower than the national average but is getting worse every year like everywhere else that is experiencing growth. However the city has made plans to help fix the traffic issues in the next few years.

Nightlife

 

Another reason why many people enjoy living in Clarksville is the amount of activities that you can do here. First off you have as many fantastic restaurants and bars than you can find in any bigger city. Needless to say that if you want a night out on the town, between places like Electric Cowboy, 105 Social or even The Axe Throwing Place!!

 

Outdoor Activities

 

One thing Clarksville is known for is that it was founded alongside the Cumberland River. So the amount of water activities and outdoor activities is remarkable. Between the multiple golf courses and parks, bike trails, disc golf,  shooting complexes, rock climbing activities and much more!
